A Replacement Starts With the Opening
Occasionally the straight answer to an inspection note is that the door has simply finished its life. Perhaps a number of panels have cracked, rust has gone through the steel, or the manufacturer stopped making parts. At that point a new door is wiser than another repair.
To plan one, we take the opening's width, height, headroom and side clearance, and glance at the framing. Florida generally requires a permit for a replacement, plus a door that holds a state product approval rated for the wind loads at your address. We walk you through both, then fit the door with springs and hardware sized for its weight.
Signs It May Be Time
Several damaged sections
When multiple panels are cracked, creased or rusted through, patching each one costs a lot and still leaves a tired door.
Parts you cannot find
An older door whose panels, hinges or tracks are discontinued traps you in workarounds. Replacement ends that cycle.
Repairs stacking up
Springs, rollers, cables and panels all failing on one aging door is a hint that a new door would serve better than another round.
How Installation Unfolds
- 1
Measure and decide
We record the opening, talk through material, style and wind rating, and explain how permitting works for your address, so you can pick a door knowing what approval involves.
- 2
Out with the old
The existing door is taken down and the new sections, tracks and springs go up square, with the surrounding framing checked and reinforced where it is weak.
- 3
Balance, test, show you
Once the opener is attached we check balance and reversing, then show you how to run the door by hand and where the release cord lives.
Replacement Questions From New Owners
- Is a permit part of replacing a door?
- In most Florida jurisdictions it is. The door must also hold a product approval with a design pressure that suits the opening. We explain what applies at your address and how the permit fits into the timetable for the work.
- Will the opener I have still work?
- Frequently, though a heavier door can outgrow an older unit. We read the opener's rating and judge its condition before any purchase, so you do not buy a door and then discover the motor cannot lift it.
- Can the old springs and tracks be reused?
- Generally not. A new door has its own weight and hardware needs, so the springs and tracks are matched to it instead of carried over from the old setup. Reusing worn parts would undercut the new door.
Is the Old Door Past Saving?
Mention what is wrong with the door and about how big the opening is. You will hear whether repairing it or replacing it is the better path.
